Is the fund’s return guaranteed? What return can I expect?

The fund does not guarantee returns. The expected annual return is 7% p.a., but it can fluctuate based on market conditions.

What type of properties does the fund invest in?

The Fund invests exclusively in Class A industrial properties as defined by CBRE Group or another reputable commercial real estate firm or appraiser. Such properties may include warehouses, manufacturing facilities, or other commercial real estate falling within that definition.

What is the minimum investment lock-up period?

The minimum lock-up period is 5 years.

Can I cancel my investment early?

It is not possible to cancel the investment before the minimum lock-up.

What is the minimum investment amount?

The minimum investment amount is EUR 75,000 or equivalent in CZK, as required by regulations.

What is the difference between the share classes CZK, CZK2, EUR, EUR2, and their "-D" variants?

The differences lie in the minimum investment amount and the currency of investment:
  • Classes CZK and EUR require a total investment of at least EUR 740,000 or equivalent. This applies to CZK-D and EUR-D variants as well.
  • Classes CZK2 and EUR2 have a lower minimum investment of EUR 75,000 or equivalent.
  • Variants CZK2-D and EUR2-D have a minimum investment of EUR 100,000 or equivalent.
  • The "-D" class allows for partial redemption of shares as a payout, subject to a written request. The decision to pay annual profit is at the discretion of the board.

What fees will I pay as an investor?

  • Entry Fee: Up to 3% of the subscription amount, payable in addition to the investment.
  • Management Fee: Included in the Net Asset Value (NAV), varying by share class:
    • 1.00% annually for CZK, EUR, CZK-D, EUR-D classes.
    • 1.60% annually for CZK2, EUR2, CZK2-D, EUR2-D classes.
  • Performance Fee: 15% of excess returns over the High Water Mark. Already included in NAV.

Are published figures net of fees?

Yes, reported NAV values reflect all fees, excluding only the entry fee, which may be up to 3% of the subscription amount.

When can shares be redeemed?

Shares can be redeemed after 5 years from subscription. A request must be submitted at least 12 months in advance.

How long does the redemption process take?

The redemption process takes up to 45 calendar days from the redemption date. Plan accordingly, considering potential delays due to unforeseen circumstances.

Does Accolade Funds pause investments when I submit a redemption request?

No. Your investment remains active, and you receive a payout based on the most current valuation—ensuring transparency and fair market alignment.

What are the risks associated with this fund?

The fund faces various risks, including property value declines, economic and competitive risks, environmental factors, tenant credit defaults, interest rate changes, illiquidity, and potential natural disasters or terrorism.

What is the fund’s risk level?

The fund is classified as Class 6 out of 7 (KID/PRIIPS) due to the illiquid nature of its underlying assets.

Does the fund specifically invest in sustainable properties?

While the fund does not have a dedicated sustainability strategy, it naturally selects properties certified to BREEAM standards, ensuring high sustainability levels.

What sustainability standards do the fund’s properties meet?

Properties meet stringent criteria for modern development and environmental impact, certified to BREEAM standards.
